Project administration is an important part of the overall rehabilitation process. At RDH, this role is undertaken by individuals who focus only on this role. They are therefore very skilled at reviewing progress claims and a variety of other administrative tasks that can have a significant impact on the project costs as schedule if not addressed appropriately on an ongoing basis.
The following are tasks associated with the overall management and coordination of the project:
- Provide guidance to the owners with respect to the progress of the work, budgeting, and schedule.
- Coordinate the work of the consultants involved with the project.
- Provide necessary documentation and cooperate with warranty provider (if required).
- Assist with updating the construction cost estimates as the preparation of the construction documents evolves.
- Assist the owners in obtaining a building permit.
- Pre-qualify general contractors or trade contractors for bidding on the construction.
- Prepare front end of bid packages (Bid Form, General Conditions, Supplementary Conditions, Scope of Work, etc.).
- Review progress claims, issue payment certificates, change orders, etc.
- Issue certificates of completion.
- Collect and organize project completion documentation, such as specifications, maintenance plans, warranties, and record drawings.
