Custodian

The “custodian” is responsible for overall coordination of the maintenance and renewal program for the physical assets (such as roofs and boilers), which is aligned with the services provided by the property manager and facility operators. The custodian acts as the “timekeeper” for the schedule of maintenance events, and the “gatekeeper” of the services provided by the approved maintenance contractors. A Computerized Maintenance Management Systems (CMMS) is one of the primary tools used by the custodian to track, monitor, and steer the maintenance program in the best interest of the owners. Some of the specific duties of the custodian include: working with the owner to establish an appropriate maintenance standard and maintenance policy, assistance in development of the annual maintenance budget and long-range replacement reserve budget, coordination of maintenance contractors, recordkeeping to demonstrate adequate maintenance of the assets, and periodic status reporting to the owners and operators.
