- The existing pool roof suffered premature failure due to excessive moisture build-up in the unvented rafter space and roof sheathing material. This required forensic investigation to determine the causes of moisture ingress, which were a combination of interior vapor from the pool in addition to external moisture that penetrated at the original interface detailing between the skylight and the metal roofing. Repair of the damage required full removal of the skylight, roofing materials, and roof framing assembly. Only the steel bent framing over the pool remained.
- RDH worked with the owner and the architect to reach a solution to the enclosure issues and recommended detailing improvements that addressed both the interior and exterior sources of moisture.
- The introduction of an air and vapor barrier assembly under the new vented roof assembly presented several challenges.
