- This precast concrete structure is the first apartment rental building built in the high-end, exclusive South Waterfront district of Portland. It has a LEED Gold Certification.
- Large pavilion terrace deck on the fifth floor above the parking structure includes a large green roof space with natural landscaping arranged into geometrically shaped planters. The terrace deck includes a grilling area and fireside lounging area for use by the tenants.

RDH was retained by AMAA to review design of the building enclosure which included:
- Aluminum window wall and stick-built curtain wall.
- Maintainable, long life cladding assemblies including exterior-insulated rainscreen masonry veneer.
- Inverted, eco-roof.
- Decks and balconies.
- Eyebrow slab edge with urethane coating.
- RDH reviewed construction of envelope components and performed water penetration testing on the various glazing assemblies.
