- The building, constructed in 1989, consists of a concrete-frame structure with steel stud walls. The exterior wall system is constructed of exterior insulation finishing system (EIFS) panels. Roof assemblies are sloped metal canopy roofs over open space and low slope roofs with a waterproof membrane. The windows consist of aluminum frames with double glazed units.
- In 2007, RDH was retained by Lesperance Mendes on behalf of the plaintiff (Strata Plan NW3353) to provide opinions regarding the nature and the cause of the moisture-related damage. This litigation support work was aimed at assisting the owners in recovering costs associated with the building enclosure rehabilitation.
- RDH performed water resistance testing of the existing windows in general conformance with the procedures outlined in ASTM E1105.
- RDH performed a condition assessment of the building that found water ingress through exterior walls, windows, and roofs. The water ingress had resulted in significant deterioration of the exterior sheathing and corrosion of the steel studs. Deficiencies in workmanship and materials as well as damage to interior finishes were documented. Subsequently, RDH prepared a litigation report for mediation purposes with a Scott Schedule.
- An RDH presentation at the mediation played a key role in a successful outcome for the owners.
- RDH was also retained by the owners to prepare a maintenance plan and reserve study.
