Project Description

  • Floor Area: 696,339 sq ft
  • Number of Storeys: 61 and 6 below-grade parking
  • Number of Suites: 293 and 119 hotel rooms, including amenity areas
  • Use/Occupancy: Residential, hotel, restaurants, and retail
  • Vancouver’s tallest tower. Level 61 contains two penthouse suites with outdoor swimming pools (protected by a 10 m glass wind screen), roof decks, and green roofs.
  • The building comprises unitized and conventional stick-built curtain walls, and composite metal panel and stone rain screen cladding. 
  • RDH reviewed production of the curtain wall and observed laboratory testing. During construction, RDH performed curtain wall water penetration testing.
  • RDH was involved in the design of several intensive and extensive green roofs, some of which contained agressive species such as bamboo.  Others were set on high sloped roofs and supported with cable-stayed stainless steel soil retention systems.
  • Subsequently, RDH was retained to produce a maintenance and renewals manual for the building.

  • Design Concept Review

    Our goal is to understand the designer's aspirations for the project and work with them in the selection/development of the building enclosure assemblies.

  • Construction Document Review

    In our review of construction documents, we focus on the details of integrating the various building enclosure assemblies.

  • Construction Field Review and Testing

    RDH reviews construction for conformance to drawings and specifications.  We also regularly perform various on-site testing in our quality assurance role.

  • Maintenance & Renewals Planning

    A Maintenance & Renewals Plan identifies the inventory of assets that must be maintained, the types of maintenance tasks (such as inspecting, cleaning, and lubricating), the intervals at which maintenance must be carried out (such as weekly or annually), and the skill levels required for each maintenance task.
