- The building features brick veneer and metal panel cladding, aluminum-framed punched windows and multi-story glazed walls, steep-slope roofs covered with asphalt shingles and metal panels, and a low-slope roof covered with a built-up membrane.
- In 2008, RDH was retained by PLU to investigate water ingress related issues at exterior walls, roofs, and glazing assemblies and to conduct an overall condition assessment of the building enclosure assemblies.
- RDH’s work discovered water ingress and significant deterioration at exterior walls due to lack of, or poorly installed, flashing within the brick veneer and surrounding window assemblies. Glazing assemblies also permitted water leakage to the interior due to deteriorated glazing seals and gaskets.
- RDH provided PLU with a comprehensive report including repair and remediation strategies for all building enclosure assemblies including order of magnitude cost estimates and recommended time-line for repairs.
- RDH continues to work with PLU assisting with implementation of repairs.
